Got another great visit from a Vern’s Plumbing rep. Always helpful, honest, and courteous. Super company!
Arrived at the location and spoke with Brian, who explained the situation. Found that the main valve for the house was turned off. Partially opened the main valve to identify the source of the water issue. Determined that the problem was with the hose bib valve Shut the main valve off again, removed the faulty valve, and installed a new one in its place. Turned the main valve back on and tested the system for pressure and leaks—no leaks were found. Also replace 4 inch hose bidd outside the building Demonstrated the completed work to Brian. Job is complete.
Found waterline in wall was leaking around the sleeve, spoke with customer about repair options regarding this waterline Customer should call the water authority and ask about the leak due to the location of the water meter. Meter is located in the basement of the home, and leak is currently active behind the meter Without a shutoff before the leak I am unable to test this waterline to rule out if the pipe is leaking or if the sleeve in the foundation is allowing water to leak through the wall County water authority will need to shut down the water at another location I am unable to access, shutting this off will rule out possibilities of a line leak or foundation leak Should water authority find the line is leaking before the meter it may potentially be repaired by the county. Technician is unsure if the county or homeowner is responsible for the problem due to the odd location of the water meter. Technician contact info is (540)-325-3525 if water authority has any questions Tol

Ran call for possible leak at master at bathroom toilet. Toilet supply line connection at the the angle stop was very very loose, tightened up the connection and leak went away. Master bathroom toilet is now operating as it should at this time with no issues. Performed free whole home inspection while I was onsite. Water pressure in the home is 100 psi, code is between 60-80 psi. Code also requires every home that’s being supplied by city water to have a pressure reducing valve to reduce the incoming water pressure from the city. Highly recommend that we return to install a 3/4” pressure reducing valve in the home. Sent copy of todays invoice and other plumbing recommendation to homeowners email. Applied 10% senior citizens discount to all estimates.
Visit today was for an estimate on a whole house water repipe. Homeowner was under the impression that the entire house was piped in Polybutylene / Quest piping. After some investigation, only the basement bath, water heater and bar sink faucet are piped in poly b piping. The rest of the house was done in copper. Estimate attached is for doing a single bathroom repipe which includes the water heater and single bar sink faucet. We do not repair drywall, replace or paint. Our recommendation for a drywall contractor is: Thibodeau Contracting 540-359-1265
